1. Acceptance of Terms 

  • 1.1 Agreement: By accessing or using Reentaro.com, you agree to comply with and be bound by these Terms and Conditions.

  • 1.2 Services: Reentaro operates solely as an online platform that provides a venue for property Owners (“Landlords”) to list long-term rental properties and for prospective Tenants (“Renters”) to find them.

2. Platform Role and Limitation of Liability 

  • 2.1 Non-Involvement: Reentaro is not a party to any rental agreement, negotiation, or transaction between the Landlord and the Renter.

  • 2.2 No Agency: Reentaro is not a real estate agency, agent, broker, or property manager. We do not offer tenancy advice, manage properties, or collect rents/deposits.

  • 2.3 Disclaimer of Warranties: Reentaro makes no guarantees regarding the accuracy, legality, or safety of any listing information, property condition, or the identity/solvency of any user (Landlord or Renter).

  • 2.4 Indemnification: Users agree to hold Reentaro harmless from any claims, disputes, damages, or liabilities arising out of or in connection with any rental transaction facilitated by the platform.

3. Listing & Content Rules 

  • 3.1 Long-Term Only: All properties listed must be available for a minimum lease period of six (6) months.

  • 3.2 Accuracy: Owners are solely responsible for ensuring the accuracy, completeness, and truthfulness of all listing details, photos, and availability.

  • 3.3 Compliance: Owners must comply with all relevant Maltese laws regarding property ownership, licensing, and rental agreements.

4. User Conduct

  • 4.1 Physical Viewing Policy: Reentaro strongly advises all Renters to physically inspect the property before signing any contract or transferring any funds.

  • 4.2 Fraud Prevention: Users are responsible for exercising caution and diligence in all communications and agreements. Any suspected fraudulent activity must be reported immediately to Reentaro, but all legal recourse must be directed to the responsible party.

  • 4.3 Illegal Use: The platform may not be used for any illegal or fraudulent purpose.

5. Financial Terms 

  • 5.1 Payments: All rental payments, security deposits, and financial negotiations are handled directly between the Landlord and the Renter.

  • 5.2 Currency: All prices and payments must be calculated and transacted in Euros (€ EUR).

  • 5.3 Fees: Reentaro does not charge the Renter any agency fees or commissions. Fees for the Landlord (if any) are outlined in the separate Listing Agreement.

6. Dispute Resolution 

  • 6.1 Direct Resolution: Any dispute, claim, or controversy arising out of the rental transaction must be resolved directly between the Landlord and Renter.

  • 6.2 Governing Law: These Terms shall be governed by and construed in accordance with the laws of Malta.

7. Termination 

  • 7.1 Rights: Reentaro reserves the right to suspend or terminate access to any user who breaches these Terms, provides fraudulent information, or acts inappropriately on the platform.

By using this Site, you signify your acceptance of this policy. If you do not agree to this policy, please do not use our Site. Your continued use of the Site following the posting of changes to this policy will be deemed your acceptance of those changes.
